Residential Architecture (Housing) Holiday Cottage

The Water Meadow project represented a bespoke architectural response to its sensitive location within the Relubbus Conservation Area and the Cornwall and West Devon Mining World Heritage Site.

Located on Tregembo Hill, the site occupied approximately 0.07 hectares of gently sloping land bordered by mature vegetation and neighbouring cottages. To the west, a stream defined the site boundary near two Grade II listed structures, an historic bridge and water pump which formed key contextual considerations.

Surrounded by a mix of stone cottages and converted buildings, the site’s position within the village core required a sensitive approach to scale, materials, and landscape integration. Pre-application advice confirmed that the proposed layout, massing, and architectural language were appropriate to the character of the area.

The design evolved from a detailed analysis of site characteristics, local architectural patterns, and Cornwall Council’s design guidance. The new home was positioned carefully to:

  • Respect mature trees and their root protection areas.

  • Create a natural setback from the street frontage.

  • Provide clear and safe access directly from Tregembo Hill.

  • Establish a strong relationship between building, garden, and landscape.

Parking for two vehicles was located to the front of the property, discreetly screened by the proposed garden landscape. The layout was designed to exceed nationally described space standards, with generous internal proportions and a logical connection to the surrounding environment.

The dwelling combined traditional Cornish materials with a contemporary, well-balanced composition. A stone base anchored the structure into the site, while white render and natural slate roofs reflected the tone and texture of the local vernacular.

  • The ground floor featured an open-plan kitchen, dining, and living space opening onto the rear garden and terrace, capturing afternoon and evening sunlight.

  • A single-storey element to the north and west ensured minimal visual impact from the street and allowed the main living spaces to address the landscape and stream.

  • The first floor accommodated four double bedrooms, including a master suite with ensuite and balcony overlooking the water meadow.

  • The inclusion of a chimney provided a traditional feature and opportunity for a wood-burning stove, tying the design to local architectural rhythms.

The Water Meadow proposal demonstrated how a careful, context-led approach could produce a home that was sympathetic to its setting while embracing the expectations of modern living. By balancing tradition and innovation, the design contributed positively to the architectural fabric of Relubbus and its historic rural landscape.
