Newburn Sidings Swindon receives Outline Planning Consent.

Anderson + Prescott are delighted to announce that our Outline Planning Application for Newburn Sidings has been approved. This landmark decision follows a lengthy collaborative process between the design team and Swindon Borough Council during which wide ranging issues and impacts have been carefully and methodically assessed, analysed and resolved.

The masterplan for a brownfield site in the town centre embraces Swindon’s rich railway heritage, drawing inspiration from the site’s historical context as part of the Swindon Railway Works. The design features a mix of 1, 2, and 3-storey terraces and apartments, reflecting the scale and character of the Swindon’s iconic Railway Village Conservation Area.

The linear regeneration masterplan creates sustainable urban living with a focus on placemaking, transforming former railway land into a thriving residential community with 262 homes, retail spaces, and abundant green areas. Key open spaces act as focal points, creating inviting public realms that connect with nature and the existing urban fabric. Access is carefully designed to enhance accessibility, including an extended pedestrian and cycle link connecting The Old Town with the Town Centre approach. The proposal balances modern urban design with historic context, establishing Newburn Sidings as a distinctive, inclusive, and well-connected new neighbourhood.

Newburn Sidings will be a flagship regeneration project, marking the next exciting phase of development building on the success of Swindon’s recent renaissance.
